Luke, the proprietor, clearly loves his job and loves K.C. His local knowledge and enthusiasm made my stay more fun. The rooms are lovely, the beds excellent, the breakfasts delicious. The internet is fast however, the rooms are not ideally configured with desks and plugs for business travelers (a minor inconvenience for me). All in all, I strongly recommend 1812. Great value at a great location on March 17, 2017 Breakfast was very delicious . The location was perfect. We will definately be staying there again. nice location with easy access to several of the popular areas of KC. a major highway runs behind the lodging, but i did not find the noise bothersome. Great place to stay in KC on December 04, 2016 I attended a seed confrence ealry November for a week and stayed at Overture. Very nice rooms, friendly and welcoming staff, good food, and an overall at home feel. Alos quite conveninetly located - my congress was at the Crowne Center and I could conveniently walk ther in 15min.

Great place to stay. Spectacular Bed & Breakfast on November 28, 2016 Where to begin... upon entering the 1812 Overture B&B, you were able to tell right away you were in for a fantastic stay. The home is decorated so beautifully. Her parents owned the house next door, which is no longer there. He also pointed out the furniture that was Hattie’s original that had survived over the last 132 years. We then went outside to the lovely outdoor patio area and then to the private Hot Tub gazebo. Not only is Luke an accomplished artist, he is surely a force in the kitchen serving up the most delicious egg omelets with as much “zing” as you need!

Please make sure you try their homemade jalapeno each jelly on a slice of toast or English muffin, it is out of this world! Our 2 days were extremely relaxing and enjoyable, we visited with both Pedro and Luke on a few occasions, and they were both always happy to share a little more history and knowledge of this historic house and the surrounding area. I am beyond grateful to have found this hidden gem. Pedro and Luke are the most hospitable hosts, and the room that I stayed in was so roomy and cosey. I highly recommend staying here if ever in KC. Nice getaway in downtown KC on October 13, 2016 Pros: nice historic house, good price for room, Luke and Pedro are very helpful and gracious hosts. Cons: no soap/shampoo, only lotion. Nice deck outside room has view blocked by big bush.

Breakfast was good, but could have been a bit more special than fried eggs. on September 29, 2016 I came to Kansas City for work and decided to stay in a B & B, and am so happy I did. I rented the Guatemalan Getaway and was so pleased. There was a lot of room, great view, and I had my own bathroom. I was very happy that my mini fridge was stocked with water daily and breakfast was offered. Overall, great location and price!
